That means buyers had more choice than we\u2019ve seen in tighter markets over the past few years. At the same time, around&nbsp;<strong>350+ new listings<\/strong>&nbsp;hit the market in January alone, so supply is continuing to build.<\/p>\n\n\n\n<p>On the pricing side, the&nbsp;<strong>average sale price came in around $767,000<\/strong>&nbsp;for January 2026. Homes were generally selling for about&nbsp;<strong>97% of their asking price<\/strong>, which tells us something important. When a home is priced correctly, buyers are still stepping up.<\/p>\n\n\n\n<p>In terms of pace, properties were taking just over&nbsp;<strong>50 days on average<\/strong>&nbsp;to sell. That\u2019s slower than spring or early summer markets, but very typical for January.
