January in Barrie looked exactly how you\u2019d expect mid-winter to look\u2026 steady, quieter than peak season, but far from frozen.<\/p>\n\n\n\n

That means buyers had more choice than we\u2019ve seen in tighter markets over the past few years. At the same time, around 350+ new listings<\/strong> hit the market in January alone, so supply is continuing to build.<\/p>\n\n\n\n

On the pricing side, the average sale price came in around $767,000<\/strong> for January 2026. Homes were generally selling for about 97% of their asking price<\/strong>, which tells us something important. When a home is priced correctly, buyers are still stepping up.<\/p>\n\n\n\n

In terms of pace, properties were taking just over 50 days on average<\/strong> to sell. That\u2019s slower than spring or early summer markets, but very typical for January. Winter always adds a bit of patience to the process.<\/p>\n\n\n\n
