March brought a noticeable shift to the Barrie real estate market. If February was the warm-up act, March was the headliner stepping onto the stage.

Buyer activity picked up significantly, with 141 homes sold during the month, up from 114 in February. Spring buyers have officially entered the chat.

At the same time, inventory tightened considerably. Active listings dropped to 486, down sharply from February’s 716, while 196 new listings hit the market. That combination created a more competitive environment, particularly for well-priced homes.

The average sale price settled at $660,950, a slight adjustment from February, reflecting a market that remains balanced while still offering value.

Perhaps most importantly, the list-to-sale ratio held steady at approximately 97%, confirming that desirable properties continue to attract strong offers.
