A More Balanced Market As Summer Winds Down

As summer winds down, the Barrie real estate market continues to settle into a more measured pace.

August saw 164 homes sold, compared with 191 in July, while the average sale price remained remarkably steady at $667,703, just slightly below July’s $668,083.

At the same time, Barrie ended the month with 872 active listings, down from 889 in July, while 462 new listings came onto the market, compared with 494 the month before.

Perhaps most interestingly, homes sold for an average of 98% of their asking price, up from 97% in July.

So while there were fewer transactions in August, the numbers don’t point to a dramatic shift in prices. Instead, we’re seeing a market where buyers still have options, sellers need to be realistic, and well-priced homes continue to attract attention.

Let’s take a closer look at what happened in Barrie during August.


Market Overview

August’s average sale price was $667,703, essentially unchanged from July’s $668,083. That’s a difference of just $380.

It’s worth remembering that average sale prices can move around depending on the types of properties that sell during any given month. A month with more higher-priced detached homes, for example, can produce a very different average than a month with more condos or townhouses.

That’s why the broader benchmark is useful too.

Barrie’s composite MLS® Home Price Index benchmark was $624,700 in August, down 6.7% from the same month last year. The single-family benchmark was $679,700, down 6.2% year over year. 

Sales activity slowed somewhat, with 164 homes sold, down from 191 in July.

On the supply side, Barrie finished August with 872 active listings, compared with 889 at the end of July. New listings also decreased, with 462 properties coming onto the market, compared with 494 in July. 

Homes continued to sell relatively close to their asking prices, averaging 98% of list price, up from 97% in July.

The average listing spent 35 days on the market in August. 


The Takeaway

August’s numbers suggest that the Barrie market is continuing to find its balance.

Sales were lower than July, but the average sale price barely moved.

At the same time, both new listings and active listings declined, meaning there were fewer homes entering the market and slightly fewer properties available overall.

The increase in the sale-to-list ratio is also worth watching. Buyers paid an average of 98% of asking price in August, compared with 97% in July.

That doesn’t mean every property sold at or near asking price. It does show that properties that were priced appropriately continued to attract buyers.

The market isn’t moving at the frantic pace we saw during some of the more competitive periods of the past, but buyers aren’t simply calling all the shots either.

Price, presentation and property type continue to matter.


What This Means For Buyers

For buyers, August brought a little less choice than July, with active listings falling from 889 to 872.

But that’s still a significant amount of inventory, and Barrie ended August with approximately 5.1 months of supply

That gives buyers room to compare properties, investigate neighbourhoods and make decisions based on value rather than feeling like they have to jump at the first opportunity.

There is also an interesting difference depending on the type of property you’re looking for.

Detached homes accounted for 108 of Barrie’s 164 August sales, while condominium apartments had 173 active listings at the end of the month. The condo apartment segment therefore continues to have considerably more available inventory relative to its sales activity. 

For buyers, that can mean different opportunities depending on the type of home you’re considering.

And with the Bank of Canada holding its overnight rate at 2.25% on September 2, borrowing conditions have remained relatively stable heading into the fall. The Bank’s next scheduled rate announcement is October 28. 

Our advice for buyers?

Know your numbers, know what you’re looking for and don’t be afraid to take your time.

The right property is worth waiting for.


What This Means For Sellers

For sellers, August reinforces a message we’ve been talking about for some time:

Pricing matters.

There were 872 active listings competing for buyers’ attention at the end of the month.

At the same time, homes that did sell achieved approximately 98% of their asking price on average. 

That tells us buyers are still active, but they’re also paying attention to value.

A well-priced and well-presented property can still stand out.

An overpriced property may simply sit while buyers look at the other options available to them.

The fact that the average price barely changed from July is also important. Sellers shouldn’t assume that a quieter month automatically means prices are falling sharply, but they also shouldn’t rely on an older market to determine today’s asking price.

The current competition is what matters.


The Bigger Picture

Looking beyond Barrie itself, the wider Simcoe County market gives us some additional context.

Across Simcoe County, 657 homes sold in August, compared with 738 in July. At the same time, there were 1,827 new listings and 4,326 active listings across the county. 

Compared with August 2025, however, county-wide sales were actually up 1.1%, while new listings were down 11.7%and active inventory was down 6.3%

That’s an interesting combination.

More homes are selling compared with the same time last year, while fewer properties are coming onto the market.

TRREB has noted that if this tightening supply pattern continues, buyers could eventually face more competition and selling prices could receive additional support. 

For Barrie, we’re not quite at the point where inventory has disappeared or buyers are fighting over everything they see. Far from it.

But the supply picture is worth watching as we move into the fall.


What Should We Expect Heading Into Fall?

September is always an interesting month for real estate.

The summer holidays are winding down, routines return, families get back into school and work schedules, and some homeowners who have been waiting for the right time to list begin making their move.

August gives us a fairly clear starting point.

Prices were stable.

Sales slowed.

Inventory edged lower.

And the sale-to-list ratio improved.

The big question now is whether September brings more listings back onto the market and whether buyer activity picks up along with them.

If more buyers return while inventory remains relatively constrained, competition could increase for homes that are priced correctly.

On the other hand, if listings increase substantially while sales remain slower, buyers could gain additional negotiating room.

Either way, the fall market will be worth watching.


The Bottom Line

August’s Barrie real estate market can be summed up pretty simply:

Stable prices. Fewer sales. Slightly less inventory.

The average sale price barely changed from July, while the number of sales dropped from 191 to 164.

At the same time, active listings fell from 889 to 872 and new listings decreased from 494 to 462.

Homes also sold for an average of 98% of asking price, up from 97% in July. 

So, while the market was quieter in August, it wasn’t a dramatic change in direction.

Instead, we’re continuing to see a market that is finding its balance.

Buyers have choices.

Sellers need to compete for attention.

And properties that are priced properly and presented well continue to have an advantage.

As we head into September, we’ll be watching the relationship between new listings, sales activity and inventoryclosely. Those numbers may tell us more about where the Barrie market is heading than any single month’s average sale price.
